The home insurance policy covers the exterior of the home. If you have a fire or your roof gets damaged in a hailstorm, your home insurance will cover it.
However, a home warranty covers what's inside of the home, including appliances and HVAC systems.
If you sell your home, a home warranty gives the buyer confidence that the systems and appliances inside the home all work. When the warranty gets transferred to the buyers, they can rest assured that if something goes wrong during the first year, they're covered.
For instance, if you have a home warranty and your dishwasher breaks down, call the home warranty company. They will try to repair it, and if they cannot, they will replace the dishwasher or other broken appliance at no extra cost.
